A mortgage lender is a critical first step because the financing package they offer determines your monthly payment. You'll want to know these numbers before you begin looking for a home. Keep in mind, you're shopping for a loan that is right for you, which means you are offered the best package available to stay within your budget. Meet a minimum of two different lenders to see what deals are out there. Once you find a lender you are comfortable with, keep a copy of your pre-qualified letter on hand for when you are ready to make an offer. Having a pre-approval letter before you begin shopping for a house can help avoid delays in making an offer and shows the seller you are serious about entering into negotiations.
